Dar wa Emaar launches two residential projects worth SR3.8bn

Dar wa Emaar Real Estate Investment and Development Company, in partnership with the National Housing Company, announced the launch of two major residential communities — Al-Narjis Communities in the northern part of the capital, and Al-Fursan Communities in the northeast. The announcement was made during Dar wa Emaar’s participation in Cityscape Global 2025 in Riyadh.

The two projects have a combined development value reaching SR3.8 billion ($1.01 billion). This launch reflects the company’s ongoing commitment to developing fully integrated urban communities aligned with the objectives of the Housing Program and Saudi Vision 2030 to enhance homeownership and the quality of life.

In northeast Riyadh, Al-Fursan Communities emerges as one of the first projects developed under Dar wa Emaar’s new “Communities” category. The development integrates villas, apartments, and commercial spaces within a unified masterplan offering a comprehensive living environment. As part of the exhibition, the company launched the first phase, the “Saraya Al-Fursan 3” project, which introduces a diverse selection of detached and semi-detached units featuring contemporary designs and high construction quality. The community includes more than 1,700 villas and townhouses, in addition to 814 apartments, all within a setting characterized by generous green spaces, walkable pathways, and well-distributed healthcare, educational, commercial, and religious facilities that serve all zones of the development.

In northern Riyadh, Al-Narjis Communities stands out as one of Dar wa Emaar’s most notable new developments, combining architectural quality with modern urban planning. The community features a variety of residential products including premium and affordable apartments, as well as a vibrant commercial zone, “Greens.” The development consists of three primary components, “Al-Narjis Heights,” comprising 210 premium apartments with elegant finishes, distinctive entrances, landscaped surroundings, and amenities including padel courts and social areas; “Al-Narjis Residence,” which offers 540 affordable apartments designed to meet the needs of a broad segment of Saudi families; and the “Greens” commercial strip, which provides a range of retail and service offerings that enhance community convenience and vitality. The project is distinguished by its open spaces, pedestrian-friendly pathways, and extensive green areas, with all construction and infrastructure works executed according to the highest standards of quality and sustainability.

In its statement, Dar wa Emaar said that the launch of Al-Narjis Communities and Al-Fursan Communities represents a strategic milestone that reinforces the company’s commitment to providing high-quality residential solutions tailored to the needs of different segments of the community. It also reflects the company’s dedication to developing modern urban environments aligned with the evolving lifestyle aspirations of Saudi families.

Dar wa Emaar further noted that the introduction of its new “Communities” category marks a significant developmental direction for the company, reflecting its vision to create integrated communities that combine diverse product offerings with superior urban planning. The new category responds to growing demand for more holistic and higher-quality residential environments, and its launch at Cityscape Global underscores the exhibition’s status as a premier platform for presenting the future of urban development on both local and global levels.

Dar wa Emaar is recognized as one of the Kingdom’s leading national real estate developers, having delivered a series of major residential projects in recent years in partnership with NHC. The company reaffirmed its continued commitment to developing fully integrated communities that advance the Kingdom’s urban development goals and support the broader objectives of Saudi Vision 2030.
